Man... I am going through the process as a first time buyer right now in northern Virginia and I can't remember the last time I've been on such a rollercoaster of emotions.

Fingers crossed that my bid gets accepted; I should hopefully know within the next day or two.

Good luck. When I had the winning bid on my current house, I REALLY wanted to see what the other bids were to see how close I was to 2nd place.

NoVA still about 10k over asking?
The market’s in a bit of a lull right now - we managed to get it for list price, whereas a few months ago people were offering 50k over and waiving all contingencies. We also started looking outside of Fairfax County, where the market was particularly crazy for awhile. That being said… when we walked in, we knew right away this was the one we wanted, and I was prepared to go pretty decently over asking for it. The only thing we’ll need to do is put a fence in the backyard, but definitely not a deal breaker.

We lost a bid earlier this weekend where someone brought their bid up to match ours - also list price - and waived all contingencies.

You do helocs? I used a family friend, and uh… yeah. He’s nice and all but really dropped off the earth once the docs signed.

Lol, i do helocs, i dont make money on helocs, they are to attract a refi...so yeah, go use a friend, no thank you, lol.


But i will say I could of helped you find a top heloc, depending on fico and LTV, you should be prime plus zero. (80 CLTV and under)

Out of curiosity, what's the best 20 & 30 year refinance rate you've seen right now? 800+ credit score, <75% LTV.

I refinanced last year, but it looks like rates may be lower again. If they keep dropping, I'd do it again.

So many missing factors. Cash out? What is your current rate? Term? How much do you owe? How much is the house worth.

Loan amount matters, LTV matters all the way down to 60LTV, Is their a 2nd or heloc on the house? Are you pulling cash out or paying off any debt, ect.
