First step is adding more business - bars, food, etc around First Energy stadium...

I’m sure that’s the reason for this plan, and it’s smart because that adds another happening area to downtown with all the renovating they’ve already done.
First step needs to be the Port of Cleveland relinquishing a substantial portion of the unused land and parking lot space adjacent to the stadium so it can be revitalized. It looks like hell and it's in a prime location. There is a ton of unused/underutilized prime real estate and it's deteriorating in its current state.

I don't think anyone is arguing that the Port is bad for Cleveland but they need to work with the city on developing the lakefront with business, retail, and residential opportunities. The Browns would be the perfect conduit to kickoff that development - no pun intended.
 
Lakefront parks and recreational activity areas would be pretty great too if they could fit that in; being by Chicago, they have a ton of park space/sports fields and it’s awesome. That could make the game-weekend experience good for families at least early in the season while the weather is still good.

Forget where I saw it, but I saw plans recently that had development exactly where you're talking about.

It is long overdue and inexcusable that they've yet to develop that area, Port of Cleveland control or no control. At least have some walkways to bring people down there. They've been missing out on substantial tax revenue from missed commerce opportunities for years.

The Browns play 10-12 home games (hopefully) a year. If bars can't stay open year round being by Gateway, why would bars/restaurants isolated down by the barely used football stadium be viable? The new flats development hasn't completely taken off, and the West Bank remains a ghost town. Also the stadium and all of the Port Authority land sits on a giant landfill. You may be rushing to buy a new home on a landfill, but most others are not. It's nice Jimmuh has plans for this area but unless he finds another product to put people in that stadium the other 354 days a year I don't see how this accomplishes much of anything.
