I live in a shitty town and some of the people doing real estate here are really unimpressive background wise. And a handful of them are making good money. They aint turning anyone down bc it's 1099.

I just started doing it on the side for fun, which it really seems to be.

In a booming market, I'd have to imagine RE is a possibility. You wouldn't make shit initially just like anywhere but you could do what you're doing now on the side.

Maybe RE is the ticket for you.

I'm not going door to door if that's what you mean.

I just go into the office two days a week and take calls that come in and use my network of friends here in town. Then I show houses in the evening and weekends.

I work on my full time job while I'm in the real estate office with the understanding that I'm keeping my full time job as it's too lucrative to quit and I'm not being paid a salary and all is cool there. If I need to take a phone call for my full time job I do it outside so as not to disrupt the office or be disrespectful to the full timers. Most of what I do can be handled electronically and by other people.

Your deal would likely be different in that you're driving rather than working on a laptop and phone as I do. Not sure if door knocking is the model there in SD or not.

You can also do commercial real estate, i.e., not homes but for businesses. That's less door knocking and more establishing connections in your local and outra-local business community.
 
Market is so crazy here that people are hiring to knock on doors because as soon as houses go up theyre gone.

I know we've never met, and I don't know how many guys on this forum you already know, but regardless, we're all here for you, man.

Dude thkthis job is a nightmare. It's so fucking slow, so you just wait in the car with nothing to do. I completely understand why I would get high to do this.

DWhat did you do for jail time again? Is it a felony?

I haven't done jail time, this is a misdemeanor that broke probation, four years after the initial case and two months before probation expired

I'm just making my own probabilities, but I feel like there's a 20% chance of jail/detention of some sort, 85% my first case will stay permanently on books, and 95% the new one will be eligible for probation and expungement which means I'll likely be able to work my field in a couple years.
 
Dave, I have done jail time for two weeks for possession of steroids in 2009. Fuck the roid head who turned me in for something he was doing himself. Anyhow, i had three misdemeanors from that case, and all three were wiped from my record after a year through the expungement process. I have never had an issue getting a job since then. I panicked too when was facing jail time, and I did face it, but I picked myself back up, finish my degree at the time, and even go on to get a master's degree.

Finish that degree, Dave. You will regret it if you don't. Make a success plan, and execute it. We are here for you
