Basically, it details plans for development by both Gilbert and G's ownership near the facilities. To me, the difference in this pie-in-the-sky plan compared to others are the people involved. They have very deep pockets.
Another reason for this is probably the fact that Ohio will soon have legalized sports gambling.

But the coolest part to me is a year-round baseball village. Including museum, and entertainment venues.

I wouldn’t consider these pie in the sky because as you said it’d backed by deep pocketed owners. G’s have been wanting a ballpark village and this will fit nicely.

Gilbert and Rocket Mortgage need new office space and they have rumored to be planning an office tower for expansion for a while now.

Exciting times people.
 
People dont need places to park. They can make their own spots. Be resourceful.
I doubt Dolan is cool with eliminating his parking garages, so no doubt they will still have ample parking available. Me thinks they add apartment fronts to each garage and maybe even just build higher to make up for the lost spots. I think it would make the background of the stadium look alot neater to have apartments and such behind there instead of an ugly parking garage. It would at least look less empty.

Second half of the article is more focused towards the Guards.
Now we see why this Blitzer was so interested. I have to wonder if his stake in the team both gained him access to this land and it almost immediately boosts the value of his stake. Kind of strange that a real estate family needs someone else to buy in to get this done but I get it. And having some housing right there potentially gives customers to shops/bars/eateries there, which is largely why most businesses fail right in that area.

Parking garages are a scam anyway. Imagine gating off access to parking. It's un-American!
 
There will still be plenty of parking there, they'll just double the price.
 
There will probably be parking again, just it will act as a pedestal for apartments and the village. There will also be more parking acting in the same manner for what Gilbert is buying.

Also the real estate company (Starks) are selling is because they just didn’t have the funding for what they wanted to do (nuCLEus).
 
And what would a deep dive into the two other teams he co-owns would show?
I posted earlier about it, but a quick recap...

For the first six years that the group that included Blitzer ran the Sixes, they were a disaster...once winning ten games, two other times winning less than 20. Since then, they have been respectable...but six years of being a bottom feeder is not a strong track record.

Since he was part of a group that bought the Devils in 2013, the team has been the worst in the NHL.

Who knows how much input Blitzer has had in the running of either franchise, but in any case his record as an 'owner' is below abysmal in terms of putting competitive teams in the arena, a fact that flies in the face of the article.
 
What sort of revenue are teams seeing in states where sports gambling is legal?
